Maintenance Supervisor for Townhome Community

About the role

The Maintenance Supervisor oversees technical and mechanical work for a townhome community, ensuring buildings, grounds, and amenities meet Greystar’s standards for cleanliness, safety, and functionality.

Key responsibilities

• Complete resident work orders and routine upkeep, diagnosing issues and performing repairs according to policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for community appearance, inspect work of team members and contractors, and maintain inventory of spare parts.
• Perform monthly preventative maintenance, assist with budgeting for repairs and capital projects, and lead safety meetings to ensure OSHA compliance.

Required profile

• High school diploma or GED with experience in property‑management or building maintenance.
• Ability to use hand and power tools safely, read technical documents, and communicate effectively with residents and team members.
• Valid driver’s license and ability to work flexible hours, including on‑call evenings, weekends, and holidays.

Required skills

• EPA Type I, Type II or Universal certification for HVAC work.
• Proficiency with hand tools, power tools, ladders, and basic mechanical equipment.
• Familiarity with property‑management software and standard office applications (word processing, spreadsheets, databases).
