Maintenance Supervisor – Arcadia Community

About the role

The Maintenance Supervisor ensures that the interior and exterior of the Arcadia community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position works a Monday‑Friday schedule with rotating on‑call duties.

Key responsibilities

• Complete work orders from resident requests and perform routine upkeep, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for community appearance, covering grounds, building exteriors, signage, parking areas, and common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting and ordering.
• Execute monthly preventative maintenance tasks and support cost‑cutting initiatives by repairing rather than replacing parts.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and related regulations.

Required profile

• High school diploma, GED, or equivalent experience; background in property management maintenance or a related trade.
• Ability to think logically to diagnose and resolve problems.
• Strong customer service and interpersonal communication skills for interacting with residents and team members.
• Proficiency with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.

Required skills

• EPA Type I & II or Universal certification for HVAC work.
• Hands‑on experience with hand tools, power tools, mechanical equipment, and measuring devices.
• Valid driver’s license (required for operating a golf cart on the property).
• Knowledge of safety standards, MSDS handling, and OSHA regulations.
