Maintenance Lead

About the role

The Maintenance Lead oversees technical and mechanical work to ensure that units, buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This position works on‑site at the Avana Matthews community in Matthews, NC, reporting to the Area Maintenance Manager.

Key responsibilities

• Lead and perform work order completion for resident service requests and preventative maintenance, diagnosing issues and making repairs according to policies, timelines and code requirements.
• Manage the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement and final quality checks.
• Oversee inventory control for tools, supplies and equipment, tracking usage, returning items and ordering replacements as needed.
• Conduct inspections using Leonardo 247, Entrata and other platforms, ensuring compliance with current and future regulatory requirements.
• Maintain common areas and amenities through trash removal, pressure washing, general cleaning and painting of curbs and signage.

Required profile

• Compliance with Greystar safety and risk‑management policies, including OSHA training and prompt incident reporting.
• Ability to inspect work performed by contractors and vendors to verify quality, scope and specifications.
• Willingness to assist with routine property inspections, identify safety concerns and communicate physical needs to management.

Required skills

• EPA Type I, Type II or Universal certification for refrigerant recycling.
• Proficiency with hand tools, power tools, mechanical equipment and measuring devices.
• Knowledge of safety techniques, OSHA regulations and proper tool maintenance.
