Maintenance Director – Full-Time

About the role

The Havens at Princeton is seeking an experienced Maintenance Director to lead the upkeep of its senior living community. This full‑time position combines hands‑on repairs with strategic oversight of all physical plant systems.

Key responsibilities

• Supervise maintenance and housekeeping staff, including hiring, training, performance evaluation, and disciplinary actions.
• Direct interior and exterior maintenance activities and inspect completed work for compliance with standards.
• Oversee scheduled regulatory maintenance on HVAC, elevators, fire and sprinkler systems, generators, landscaping, kitchen equipment, and Help Call systems.
• Prioritize and execute resident repair requests and refresh vacant units (painting, carpet cleaning, etc.).
• Maintain common‑area finishes such as walls, floor coverings, doors, and woodwork.
• Coordinate with local fire marshal, building inspector, and elevator inspector.
• Diagnose plumbing and electrical issues and ensure solutions meet local and state codes.
• Serve as subject‑matter expert for all physical‑plant systems, including life‑safety and emergency equipment.
• Respond to resident or community emergencies as needed.
• Manage the computerized preventative‑maintenance program and assist in identifying capital projects.

Required profile

• Minimum 7 years of hands‑on building maintenance and facilities‑management experience, preferably in senior‑living or multi‑family housing.
• Valid driver’s license for occasional transportation support.
• Experience managing staff and operating budgets.
• High school diploma or GED required; additional HVAC/mechanical training preferred.
