Leasing Professional – The Charles (Lease‑up)

About the role

The Leasing Professional for The Charles will lead all leasing activities during the lease‑up phase, driving occupancy, revenue, and resident satisfaction. You will be the primary point of contact for prospective residents, guiding them through tours, applications, and move‑in processes while supporting existing residents throughout their lease term.

Key responsibilities

• Greet and qualify prospects, conduct community tours, and show apartments.
• Process applications, perform credit and criminal background checks, and prepare lease and move‑in packages.
• Inspect apartments before move‑in, coordinate any needed maintenance, and ensure units are ready.
• Monitor market and competitor activity, develop short‑ and long‑term marketing plans, and manage concessions and specials.
• Design and execute marketing initiatives, including resident referral programs, employer outreach, and online advertising on platforms such as Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture demographic information.

Required profile

• Strong customer‑service orientation with the ability to build relationships with prospects and residents.
• Excellent communication and presentation skills for tours and leasing negotiations.
• Detail‑oriented approach to application processing and apartment inspections.
• Ability to stay informed about local market trends and adjust strategies accordingly.
