About the role
A Leasing Professional is hired for a 322-unit lease-up apartment community in Murrieta, CA. The role coordinates the community's marketing, leasing and renewal strategies to reach occupancy, revenue and resident retention goals, while handling all activities related to leasing new residents, keeping residents satisfied during their tenancy and securing lease renewals. Weekend availability is required, Monday through Friday, subject to change based on property needs.
Key responsibilities
- Greet and qualify prospects, give community tours and show apartments, process applications, run credit screening and criminal background checks, prepare the lease and move-in package, and ensure a smooth move-in and lease signing.
- Inspect apartments before move-in so they are move-in ready, and schedule outstanding items with the maintenance team.
- Stay informed on market and competitor conditions, develop and implement short- and long-term marketing plans, and follow community policies on concessions and specials.
- Run marketing activities such as resident referral and employer outreach programs, and use online tools (Craigslist, Facebook, e-mail, other websites).
- Use on-site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activity, and manage resident and prospect data.
- Keep show units and the leasing office in top condition, and follow up with prospects and new residents by e-mail, thank-you notes and calls.
- Support the lease renewal program by preparing renewal letters and packages, contacting renewing residents before move-out, and ensuring documents are signed on time.
- Respond promptly and courteously to resident and owner concerns, and escalate requests to the right people.
Required profile
- At least 2 years of leasing experience, including lease-up experience.
- All licenses and certifications required by state and local jurisdictions, and a valid driver's license to operate a golf cart on property.
- Ability to stand, walk or sit for long periods, work indoors and outdoors in all weather, and lift up to 25 pounds alone and 50 pounds with help.
- Flexible schedule, including call duty on evenings, weekends and holidays; occasional travel to other properties or training may be required.
What we offer
- Pay of $24.00 - $25.00 per hour, with possible weekly, monthly or quarterly bonuses depending on whether the role is onsite or corporate.
- Medical, dental, vision, disability and life insurance, plus a 401(k) with company match up to 6% after 6 months.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays for new hires, plus a 6-week paid sabbatical after 10 years.
- Paid parental leave, fertility benefit reimbursement up to $10,000, and an employee assistance program.
