Lead Service Technician

About the role

The Lead Service Technician oversees technical and mechanical work across the property, ensuring units, common areas, and amenities meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position reports to the Area Maintenance Manager and involves both hands‑on repairs and coordination of make‑ready processes.

Key responsibilities

• Lead and perform work order completion and preventative maintenance, diagnosing defects and repairing according to policies, timelines, safety standards, and code requirements.
• Manage the make‑ready process for vacant apartments, including inspections, punch‑list creation, vendor scheduling, supply procurement, and final quality checks.
• Track and order maintenance supplies, tools, and equipment while maintaining accurate inventory records.
• Conduct inspections using Leonardo 247, Entrata, and other platforms to ensure compliance with regulatory and property standards.
• Maintain grounds, common areas, and amenities through cleaning, pressure‑washing, trash removal, and minor painting tasks.

Required profile

• Compliance with Greystar safety and risk‑management policies, including OSHA training and incident reporting.
• Ability to inspect contractor work, verify quality, and communicate maintenance needs to management.
• Willingness to travel between properties, attend training, and be on call during evenings, weekends, and holidays.

Required skills

• EPA Type I, Type II, or Universal certification for refrigerant recycling.
• Proficiency with hand tools, power tools, mechanical equipment, and measuring devices.
• Valid driver’s license for operating a golf cart on the property.
