Groundskeeper / Porter – Property Maintenance

About the role

Greystar is seeking an entry‑level Groundskeeper / Porter to maintain the appearance and safety of the Kapilina Beach Homes community. You will ensure common areas, amenities, and the overall curb appeal meet Greystar’s high standards while supporting the service team.

Key responsibilities

• Inspect the community throughout the day to remove litter, debris, pet droppings, and keep all common areas tidy.
• Remove trash from vacant apartments, transport it to dumpsters or storage, and maintain storage areas.
• Complete minor and routine service requests assigned by the Service Supervisor or Community Manager and assist the make‑ready specialist.
• Change locks according to property policy and verify that pool gates operate safely and meet code requirements.
• Distribute resident notices and communications as needed.
• Report any hazards or dangerous situations to supervisors promptly.
• Provide courteous customer service, answer resident questions, and address maintenance complaints sensitively.
• Follow Greystar’s safety and risk‑management policies, attend safety meetings, complete OSHA training, and report accidents accurately.

Required profile

• Entry‑level candidate with relatable experience in property or facilities maintenance.
• Valid driver’s license required to operate a golf cart on the property.
• Ability to perform physical tasks, including lifting, walking, and standing for extended periods.
• Willingness to work a regular schedule with possible on‑call duties.
