Floating Leasing Manager – Alliance Portfolio

About the role

The Floating Leasing Manager for the Alliance portfolio will lead all leasing activities for a multifamily community in Houston. Reporting to senior management, you will be responsible for driving occupancy, revenue, and resident retention through strategic marketing, pricing, and sales initiatives.

Key responsibilities

• Direct community marketing, print and digital advertising, and sales efforts to meet revenue and occupancy targets.
• Monitor market trends and competitor activity, develop short‑ and long‑term marketing plans, and adjust pricing, concessions, and incentives.
• Utilize property management software to generate leasing reports, track traffic, and analyze financial performance.
• Collaborate with maintenance to ensure “ready” units are market‑ready, create mini‑models, and implement merchandising techniques.
• Participate in the leasing process: generate leads, qualify prospects, prepare lease documents, and oversee move‑in procedures.
• Review financial, traffic, and closing reports to identify opportunities for improvement.

Required profile

• Proven experience managing leasing operations for multifamily or residential communities.
• Strong understanding of market dynamics, pricing strategies, and advertising channels.
• Excellent communication and interpersonal skills with the ability to lead a leasing team.
• Detail‑oriented with strong analytical abilities.
