Leasing Manager (Floating) - Houston Area

About the role

Greystar, a global real estate platform focused on institutional-quality rental housing, is hiring a Floating Leasing Manager for the Houston area. The role manages and directs the community's marketing, advertising, sales activities and leasing team to achieve revenue, occupancy, resident retention and leasing goals. It is an onsite property position.

Key responsibilities

• Direct marketing, advertising and sales activities, oversee on-site traffic, set rent pricing and concessions, and monitor day-to-day sales and leasing.
• Stay informed on market and competitor conditions, develop short- and long-term marketing plans, and run pricing, concession and advertising strategies to boost traffic and leases.
• Develop print and internet advertising, use property management software to generate sales and leasing reports, and work with the maintenance team to keep the community safe and attractive.
• Generate and monitor traffic, qualify prospects, prepare lease documents and complete move-ins.
• Analyze financial, shop, traffic and closing ratio reports, present leasing results to clients, owners and business managers, and oversee the lease renewal program.
• Respond promptly to resident and owner concerns and supervise the leasing team through hiring, training and performance management.

Required profile

• All licenses and certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property.
• Able to stand, walk or sit for long periods, work indoors and outdoors in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule, including call duty on evenings, weekends and holidays; occasional travel to other properties or training may be required.

• Hourly pay of $17.00 - $23.00, with possible weekly, monthly and quarterly bonuses for onsite positions.
