Director of Maintenance

About the role

The Director of Maintenance leads all physical community management for the campus, overseeing maintenance, grounds, and housekeeping teams. This senior position ensures the campus remains safe, functional, and attractive while supporting strategic planning and problem solving.

Key responsibilities

• Supervise maintenance, grounds, and housekeeping staff; conduct performance reviews and manage disciplinary actions.
• Develop and enforce OSHA‑compliant safety programs and ensure all work orders are completed promptly.
• Perform daily rounds to identify and resolve maintenance or housekeeping issues.
• Coordinate move‑ins and move‑outs, guaranteeing vacant apartments are market‑ready.
• Prepare and manage departmental budgets, review invoices, and approve expenditures.
• Negotiate, monitor, and renew contracts for fire safety, HVAC, elevators, landscaping, snow removal, painting, and carpet replacement.
• Maintain accurate vendor insurance records and ensure contracts deliver best value.

Required profile

• Proven experience supervising maintenance and facilities teams in a residential or campus setting.
• Strong knowledge of OSHA regulations and safety best practices.
• Demonstrated ability to manage budgets, approve invoices, and control costs.
• Excellent interpersonal skills for building relationships with residents, families, board members, and senior leadership.
