Construction Project Manager I

About the role

Ahold Delhaize USA, a division of the global food retailer Ahold Delhaize, is hiring a Construction Project Manager I in Carlisle, Pennsylvania, to manage new store, expansion and remodel projects from pre-construction through construction and close-out. The role covers new store builds, pad-ground leases, self-developed projects and interior remodels. Applicants must live in Pennsylvania, be authorized to work in the United States, and be available for travel to sites Tuesday through Thursday, with an office day on Monday and a remote day on Friday.

Key responsibilities

• Manage bidding and awarding of general contractors, construction managers, subcontractors and suppliers, and prepare accurate bid packages to minimize change orders.
• Handle contracts, purchase orders, requisitions and invoices through the Proliance accounting system, and oversee change order approvals.
• Review architectural and MEP plans against prototype standards and building codes, and give value-engineering feedback to Engineering.
• Plan and monitor expansion, remodel and department rollout projects, coordinate schedules with internal departments and issue periodic budget reports.
• Hold weekly construction and operations meetings with GCs, CMs, subcontractors and vendors, and inspect progress against the schedule.
• Prepare construction schedules, phase plans and two-week look-ahead schedules, and manage the Owner Controlled Insurance Program (OCIP).
• Work with the Safety department on safety inspections, training and contractor compliance, and write warnings or fines when needed.
• Run the close-out process: punch list, as-built plans, closeout manuals, fixed asset documents and payment of invoices within four months of store opening.

Required profile

• Bachelor's degree, preferably in Construction Management, Engineering or equivalent experience.
• 5-7 years of experience in the construction industry.
• Ability to do complex phase planning and construction scheduling, and to travel weekly.
• Oral and written communication, presentation, negotiation and strategic planning skills.

Salary range in Pennsylvania: $92,640 - $138,960.
