Community Manager – Verde at McCullough Station

About the role

The Community Manager will oversee day‑to‑day operations of Verde at McCullough Station, a stabilized mid‑rise property in Charlotte, NC. Reporting to senior management, you will ensure the community runs smoothly, meets financial targets, and complies with all relevant regulations.

Key responsibilities

• Assist in developing and managing the property budget by analyzing financial statements and market data.
• Set rent rates, collect payments, process bank deposits, and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting and ownership.
• Maintain petty‑cash controls and stay within approved expenditure limits.
• Oversee lease enforcement, including application approvals, renewals, inspections, notices, evictions, and collection of late fees.
• Monitor market and economic trends that could affect property performance.

Required profile

• Experience in residential property management or community operations.
• Strong analytical skills with the ability to interpret financial and market data.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other multifamily regulations.
• Excellent organizational and communication abilities.
