Community Manager – The Guild

About the role

Greystar is seeking a Community Manager for The Guild, a high‑rise, stabilized property of 226 units in Charleston. The role oversees daily operations, drives financial performance, and ensures compliance with all housing regulations while fostering a vibrant resident community.

Key responsibilities

• Provide input on the property budget by analyzing financial statements, market data, and operational reports.
• Achieve targeted revenue by setting rent rates, collecting rent and fees, processing bank deposits, and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges correctly, and coordinate payments.
• Control expenditures within the approved budget and manage the petty‑cash fund.
• Oversee lease enforcement, including application approvals, rent discounts, renewals, inspections, notices, evictions, and collection of late fees.
• Monitor market and economic trends to develop short‑ and long‑term marketing and leasing strategies.

Required profile

• Proven experience in property or community management for multi‑family housing.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Ability to lead a team, manage day‑to‑day activities, and allocate resources effectively.
• Excellent financial acumen with experience preparing budgets and financial reports.
