Community Manager (Lease-up) for Active Adult Community

About the role

The Community Manager leads daily operations of an Active Adult community, ensuring exceptional resident experiences, strong financial performance, and full regulatory compliance. This position serves as the primary liaison between ownership, residents, and the onsite team, fostering a vibrant, inclusive environment for adults 55+.

Key responsibilities

• Respond promptly to resident concerns, complaints, questions, and requests, resolving issues with empathy and problem‑solving.
• Prepare and submit accurate accounting, financial, administrative, and operational reports on schedule.
• Act as liaison with ownership, investors, and regional/asset management teams; lead site visits and provide performance updates and market insights.
• Develop and implement recommendations for long‑term asset preservation, revenue growth, and expense control.
• Oversee hiring, onboarding, training, and performance management of onsite team members, ensuring compliance with company policies and required certifications.
• Manage the lease enforcement process, including periodic apartment inspections, proper notice procedures, evictions, and enforcement actions.

Required profile

• Proven experience in property or community management, preferably within an Active Adult (55+) setting.
• Strong knowledge of Fair Housing, ADA, FCRA, and other housing regulations.
• Excellent communication and interpersonal skills for interacting with residents, owners, and team members.
• Demonstrated ability to lead, train, and develop onsite staff.
• Analytical mindset with the ability to prepare financial reports and make data‑driven recommendations.
