Community Manager – Lease Up (Denver Metro)

About the role

Greystar is seeking a Community Manager to lead lease‑up activities for an assigned property in the Denver Metro area. The role oversees daily operations, team performance, and financial results while ensuring compliance with company policies and housing regulations.

Key responsibilities

• Develop and manage the property budget by analyzing financial statements and market data.
• Set rent rates, collect rent and fees, process bank deposits, and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges, and coordinate with accounting and owners.
• Control expenditures within budget limits and manage petty‑cash funds.
• Oversee lease enforcement, including application approvals, renewals, inspections, notices, evictions, and collection of late fees.
• Analyze market and economic trends to create short‑ and long‑term leasing strategies that meet occupancy and revenue goals.

Required profile

• Experience managing multifamily property operations and teams.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act, and other housing regulations.
• Ability to interpret financial data and drive budget performance.
• Excellent communication and vendor management skills.
