Community Manager for Avana Matthews Property

About the role

Greystar is seeking a Community Manager to oversee day‑to‑day operations of the Avana Matthews garden‑style community in Matthews, NC. The role will lead the on‑site team, ensure financial targets are met, and maintain compliance with housing regulations.

Key responsibilities

• Manage daily property operations, including team supervision and resource allocation.
• Provide input to budget development by analyzing financial statements and market data.
• Set rent rates, collect rent and fees, process bank deposits, and prepare monthly financial reports.
• Approve vendor and contractor invoices, verify insurance certificates, and coordinate with accounting.
• Control expenditures within approved budgets and manage petty‑cash fund.
• Oversee lease enforcement: approve applications, renewals, conduct inspections, issue notices, process evictions, and collect late fees.
• Monitor market and economic trends affecting the property and implement appropriate strategies.

Required profile

• Experience in multifamily property management.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Strong organizational and analytical abilities.
• Effective communication skills for interacting with residents, vendors, and owners.
