Community Manager for Avana Bartram Property

About the role

The Community Manager will oversee day‑to‑day operations of the Avana Bartram garden‑style community, ensuring financial performance, resident satisfaction, and compliance with all relevant regulations.

Key responsibilities

• Assist in developing and managing the property budget, analyzing financial statements and market data.
• Set rent rates, collect payments, process deposits, and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting and ownership.
• Maintain petty cash controls and stay within approved expenditure limits.
• Manage lease enforcement, including application approvals, renewals, inspections, notices, evictions, and collection of late fees.
• Monitor market trends and implement short‑ and long‑term leasing and marketing strategies to achieve target occupancy.

Required profile

• Experience in property or community management with a focus on financial and operational oversight.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other multifamily housing regulations.
• Ability to analyze budgets, financial reports, and market data to drive performance.
• Excellent communication and vendor management skills.
