Community Manager – Evergreen Commons Student Living

About the role

Greystar is seeking a Community Manager to oversee day‑to‑day operations at Evergreen Commons, a student‑focused residential community. You will lead the on‑site team, ensure compliance with housing regulations, and drive financial performance while fostering a vibrant living environment for students.

Key responsibilities

• Assist in developing the property budget by reviewing financial statements, marketing data, and operational reports.
• Achieve revenue targets by setting rent rates, collecting payments, processing deposits, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges correctly, and coordinate with accounting and owners.
• Manage expenditures within the approved budget and oversee petty‑cash controls.
• Handle lease enforcement, including application approvals, renewals, inspections, notices, evictions, and collection of late fees.
• Build relationships with university housing and student affairs officials to stay informed of policy changes affecting the community.

Required profile

• Experience in multifamily or student housing property management.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Strong financial acumen and ability to analyze budgets and reports.
• Excellent communication and interpersonal skills for resident and stakeholder engagement.
