Community Manager – Avana Creekside

About the role

Greystar is seeking a Community Manager to lead day‑to‑day operations for Avana Creekside, a stabilized garden‑style community in Charlotte, NC. The role oversees the property team, ensures financial performance, and guarantees compliance with all relevant housing regulations.

Key responsibilities

• Manage daily property operations, including team supervision and resource allocation.
• Develop and monitor budgets, analyze financial statements, and prepare monthly financial reports.
• Set rent rates, collect rent and fees, process bank deposits, and ensure timely posting.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting.
• Control expenditures within approved budgets and manage petty‑cash funds.
• Oversee lease enforcement: approve applications, process renewals, conduct inspections, issue notices, and handle evictions.
• Collect late fees and other allowable charges per lease terms.
• Monitor market and economic trends impacting the property and adjust strategies accordingly.

Required profile

• Proven experience in multifamily property management or community management.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Ability to analyze financial data and drive revenue performance.
• Excellent organizational and communication skills.
