Assistant Project Manager

About the role

Terra, an award‑winning real estate development firm, is seeking an Assistant Project Manager to support its West Palm Beach projects. You will work closely with the Project Manager and internal teams to keep large‑scale residential and commercial developments on schedule and within budget.

Key responsibilities

• Assist the Project Manager in the monthly review of project pro‑forma, identifying needed revisions and projections.
• Review General Contractor and Subcontractor change orders, as well as consultant add‑on services, and provide recommendations.
• Create, maintain, and monitor schedules for design, permitting, construction, sales/leasing, and marketing activities, flagging potential impacts.
• Support the design team from schematic design through contract administration, including value‑engineering reviews and timely RFI/submittal responses.
• Coordinate inspection processes with contractors, authorities having jurisdiction, and third‑party consultants.
• Monitor daily site activity, ensure delivery milestones are met, and escalate concerns to the Project Manager.
• Manage tenant/buyer coordination, site visits, drawing reviews, permitting assistance, and final inspections.
• Gather and organize documents required for entitlements and building permits, maintaining a solid understanding of the permitting process.

• Strong organizational and analytical abilities with attention to detail.
• Excellent communication skills for coordinating across internal teams, consultants, contractors, and authorities.
• Ability to anticipate schedule impacts and propose improvements.
• Proactive problem‑solving mindset and capacity to handle multiple priorities.

Required skills

• Experience reviewing construction change orders and financial pro‑forma.
• Proficiency in project scheduling and timeline management.
• Understanding of permitting processes and regulatory requirements.
• Coordination of design teams, contractors, consultants, and authorities.
