Assistant Community Manager - Affordable Housing

About the role

Fairstead, a real estate firm focused on affordable housing, is hiring an Assistant Property Manager for one of its properties. The role supports the Property Manager in planning, implementing and managing daily operations, onsite activities and overall property performance, covering administrative, financial and resident relations duties.

Key responsibilities

• Assist the Property Manager in ensuring compliance with the HUD 4350.3 Handbook and execute intervention strategies for non-compliant tenants
• Help prepare the property for REAC reviews, EHS violations clearance, Management and Occupancy Reviews, Investor Site Reviews and LIHTC reviews, and carry out annual and interim recertification reviews
• Document lease violations and coordinate evictions
• Respond promptly to resident questions, complaints and requests, and make sure maintenance staff complete service requests
• Track arrears and follow up with tenants per company policy, and oversee the lease renewal program
• Work with the house legal team to track rent payment status, and oversee accounting transactions so rents are collected, posted and deposited daily
• Create purchase orders in Yardi, answer calls, messages and emails within a few hours (never exceeding 24 hours), and alert staff to move-ins, move-outs and emergencies
• Perform other operations as needed to keep workflows running and meet schedules

Required profile

• Two years of experience in affordable housing leasing or property management
• Knowledge of the local residential market
• Strong written and verbal communication and customer service skills
• Able to learn and work with property management applications; quick learner with a good attitude

Required skills

• Experience with EIV, Yardi and Realpage
• Proficiency in Microsoft Office Suite
