About the role

Wharf Point Capital is seeking a full‑time Acquisition Specialist to join its Boston team. This hybrid position blends on‑site property walkthroughs with remote lead analysis, focusing on sourcing and securing deeply discounted residential and commercial assets.

Key responsibilities

• Screen incoming property leads and evaluate them using comparable sales and market data.
• Conduct property walkthroughs, negotiate directly with motivated sellers, and convert leads into signed purchase contracts.
• Calculate Maximum Allowable Offers (MAO) based on After Repair Value (ARV) and estimated rehab costs.
• Manage a high‑volume acquisition pipeline using real‑estate CRMs and dialer tools.
• Collaborate with the dispositions team to align inventory with cash‑buyer demand.
• Coordinate with title companies or closing attorneys to ensure seamless transaction closing.

Required profile

• Practical experience in off‑market real‑estate acquisitions, direct‑to‑seller negotiation, or real‑estate sales.
• Strong analytical ability to perform property valuation and underwriting.
• Deep knowledge of the Greater Boston real‑estate market, neighborhood dynamics, and zoning/property data sources.
• Excellent verbal and written communication, high emotional intelligence, and a self‑motivated drive to meet monthly contract targets.
• A degree in Real Estate, Finance, or Business is a plus; proven sales performance is highly preferred.
• Reliable transportation for occasional site visits and the ability to work effectively in a hybrid environment.
