Service Technician – Residential Property Maintenance

About the role

This role provides technical and mechanical support for residential properties, ensuring that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance by diagnosing issues and performing repairs in accordance with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, coordinating vendors, completing maintenance tasks and final inspections.
• Maintain inventory of supplies, tools and equipment, track usage and notify supervisors of re‑order needs.
• Perform general grounds and common‑area upkeep such as trash removal, pressure‑washing breezeways and pool areas, and painting curbs or signage.
• Inspect contractor work to verify quality and compliance with specifications, and assist with routine property inspections to identify safety concerns.

Required profile

• EPA Type 1 and II or Universal certification for refrigerant recycling (or equivalent state‑required certifications).
• Valid driver’s license for operating a golf cart on the property.
• Ability to work flexible hours, including evenings, weekends and holidays, and to respond to on‑call assignments.
• Physical capability to lift up to 25 lb independently, 50 lb with assistance, and to work in various weather conditions.

Required skills

• Refrigerant handling and recycling certification (EPA Type 1, Type II, Universal).
• Preventative maintenance and troubleshooting of mechanical systems.
• Use of pressure‑washing equipment and basic painting tools.
• Make‑ready inspection and coordination of vendor services.
