Service Supervisor – The Cloud on 5th (Student Living)

About the role

The Service Supervisor ensures that the interior and exterior of the community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This onsite position is based in St. Cloud, MN.

Key responsibilities

• Manage work orders from resident requests, diagnose issues, and perform repairs in line with policies, safety standards, and code requirements.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce cleanliness and appearance standards for grounds, building exteriors, interiors, signage, parking areas, and other common spaces.
• Inspect work performed by service team members and external contractors to ensure compliance with quality standards and corrective action plans.
• Maintain inventory of spare parts and maintenance supplies, ordering as needed while staying within budget.
• Execute monthly preventative maintenance tasks as outlined in company policies.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and other safety regulations.

Required profile

• Demonstrated customer service skills with the ability to treat residents respectfully and respond promptly to maintenance inquiries.
• Strong attention to detail and ability to develop and enforce standards for community appearance and safety.

Required skills

• Knowledge of mechanical and technical maintenance procedures.
• Familiarity with safety regulations, MSDS documentation, and OSHA requirements.
