Service Supervisor for Residential Community

About the role

The Service Supervisor ensures that the interior and exterior of the community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position oversees maintenance work, coordinates make‑ready processes for vacant units, and supports the Community Manager in budgeting and safety compliance.

Key responsibilities

• Complete work orders from resident requests and routine upkeep, diagnosing issues and performing repairs per policy and code.
• Manage the make‑ready process for vacant apartments, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas, and other common spaces.
• Inspect work performed by service team members and external contractors to ensure quality and compliance.
• Maintain inventory of spare parts and maintenance supplies, ordering as needed within budget guidelines.
• Conduct monthly preventative maintenance and support the Community Manager in budget development for repairs and capital projects.
• Lead safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other safety regulations.

Required profile

• High school diploma, GED, or equivalent experience.
• Experience in property management maintenance or a related trade.
• Ability to use and maintain hand tools, power tools, and mechanical equipment safely.
• Strong logical problem‑solving and customer service skills.
• Valid driver’s license (required for operating a golf cart if applicable).

Required skills

• EPA Type I and II or Universal certification for HVAC work.
• Knowledge of state and local certification requirements.
• Proficiency with property management software (preferred) and standard office applications.
• Ability to read, write, and communicate effectively in a support capacity.
