Project Manager – Third‑Party Construction Oversight

By Landmark seeks an experienced Project Manager to serve as the owner’s representative for all third‑party construction managers and general contractors. Based in Plainfield, NJ, the role combines on‑site oversight with active participation in estimating and bidding.

Key responsibilities

• Review and negotiate contracts, scopes, schedules, and deliverables with external construction partners.
• Conduct regular site visits to monitor progress, quality, and compliance with design and brand standards.
• Track milestones, budgets, and schedules; identify variances and enforce recovery plans.
• Approve pay applications, change orders, and invoices while challenging scope creep.
• Participate in estimating and bidding, reviewing cost estimates, quantity takeoffs, and contractor submissions.
• Provide regular cost reporting and risk identification to senior leadership.

Required profile

• 5+ years of construction project management or owner’s representation experience.
• Proven track record overseeing third‑party general contractors and construction managers.
• Strong knowledge of construction contracts, change order processes, and pay application review.
• Valid driver’s license and willingness to travel to project sites (~50% of the time).

Required skills

• Proficiency with Procore for project documentation.
• Experience using Raken for field observation reporting.
• Familiarity with Microsoft Planner for task coordination.
• Ability to read and interpret construction drawings, specifications, and schedules.
