Part Time Groundskeeper

About the role

The Carnahan Collection is seeking an entry‑level Part‑Time Groundskeeper to maintain the community’s outdoor spaces, ensure curb appeal, and support the service team. This role involves daily inspections, debris removal, and assisting with make‑ready processes.

Key responsibilities

• Inspect common areas throughout the day to remove litter, debris, and pet droppings, keeping amenities clean.
• Remove trash and items from vacant apartments before the make‑ready process and transport waste to dumpsters or storage areas.
• Perform minor service requests, assist make‑ready specialists, and change locks according to policy.
• Maintain sanitation in trash rooms, pull out and replace trash/recycle containers on scheduled days, and ensure pool gates function safely.
• Distribute resident notices, report hazards, and respond to resident questions and complaints.
• Participate in safety meetings, complete OSHA training, and report incidents promptly.

Required profile

• Previous groundskeeping experience preferred.
• Ability to lift up to 50 lb (with assistance) and work outdoors in all weather conditions.
• Excellent communication skills and ability to read, write, and speak clearly.
• Valid driver’s license to operate a golf cart on the property.

Required skills

• Safe use of hand tools, power tools, and mechanical equipment.
• Knowledge of basic lock changing procedures and pool gate safety standards.
