Make Ready Specialist – Property Turnover

About the role

The Make Ready Specialist ensures vacant apartments are prepared to Greystar’s quality standards for re‑leasing. This role involves completing repairs, sealing, painting, and general upkeep so units are market‑ready for new residents.

Key responsibilities

• Complete all repairs and improvements to apartments before resident move‑in, following the community’s make‑ready checklist.
• Caulk and seal windows, sinks, toilets, bathtubs, and showers as needed.
• Inspect sheetrock for damage and perform repairs or replacements.
• Execute touch‑up painting for vacant and occupied units under supervisor direction.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage.
• Support cost‑cutting initiatives by fixing rather than replacing parts and using materials efficiently.
• Document completion of the make‑ready checklist and other required maintenance records promptly.
• Follow safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents accurately.
• Provide courteous customer service, answer resident questions, address maintenance complaints, and complete work orders with urgency.
