Maintenance Technician – Willowbend Phase 1

About the role

The Maintenance Technician ensures that the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, appearance, safety, and functionality. This full‑time, onsite position supports residents and prepares vacant units for new move‑ins.

Key responsibilities

• Complete resident work orders and preventative maintenance by diagnosing defects and performing repairs in line with safety codes and company policies.
• Execute the make‑ready process: conduct pre‑move‑out inspections, generate punch lists, schedule vendors, obtain supplies, perform all maintenance tasks, and verify completed work.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Maintain grounds and common areas through trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage.
• Inspect contractor work to ensure quality, scope, and compliance with specifications.
• Participate in safety meetings, complete OSHA training, and report accidents promptly.

Required profile

• Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Valid driver’s license for operating a golf cart on the property.
• EPA Type I & II or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
