Maintenance Technician – Lease‑up Specialist

About the role

The Maintenance Technician (Lease‑up) ensures that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality. You will handle resident service requests, perform preventative maintenance, and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders and preventative maintenance, diagnosing issues and repairing according to safety codes and company policies.
• Execute the make‑ready process: inspect vacant units, generate punch lists, schedule vendors, obtain supplies, perform repairs, and verify completion.
• Maintain inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Assist with grounds upkeep, including trash removal, pressure‑washing breezeways and pool areas, and painting curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts and minimizing material waste.

Required profile

• Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb unaided (50 lb with assistance) and work in all weather conditions.
• Flexibility to work evenings, weekends, holidays and respond to on‑call requests.
• Compliance with safety training (OSHA) and participation in regular safety meetings.
• Valid driver’s license for operating a golf cart where required.

Required skills

• EPA refrigerant recycling certification (Type I, II or Universal).
• Proficiency with pressure‑washing equipment and painting tools for curb and signage maintenance.
