Maintenance Technician – High‑rise Residential

About the role

The Olivian, a 224‑unit high‑rise community in downtown Seattle, is seeking an experienced Maintenance Technician. You will perform technical and mechanical work to keep the building, grounds, amenities and common areas clean, safe and fully functional.

Key responsibilities

• Complete resident service requests and preventative maintenance work orders, diagnosing issues and repairing according to safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Maintain exterior building cleanliness, pressure‑wash breezeways and pool areas, and perform painting of curbs and signage as needed.
• Assist with vendor management, inventory tracking, and cost‑control by repairing rather than replacing parts when possible.
• Participate in safety meetings, complete OSHA training, and report incidents promptly.

Required profile

• Proficient and safe use of hand tools, power tools and mechanical equipment.
• Experience with painting, entry‑level carpentry, appliance repair and basic plumbing.
• Professional demeanor and appearance, with strong written and verbal communication skills.
• Ability to read and write effectively and use the MS Office Suite.
