Maintenance Technician – Garden-Style Property

About the role

Greystar is seeking a Maintenance Technician to support a stabilized garden‑style community of 302 units in Cielo Point. The role ensures that buildings, grounds, amenities and common areas meet Greystar’s standards for safety, appearance and functionality.

Key responsibilities

• Complete resident work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, repairs and final inspections.
• Manage inventory of supplies, tools and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain grounds and common areas by trash removal, pressure‑washing breezeways and pool areas, general cleaning and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
• Participate in safety meetings, complete OSHA training and report incidents promptly.
• Inspect contractor work to verify quality, scope and specifications.

Required profile

• Ability to work indoors and outdoors in all weather conditions and perform physical tasks such as lifting up to 25 lb independently (50 lb with assistance).
• Flexible schedule availability, including rotating on‑call evenings, weekends and holidays.
• Valid driver’s license (required for operating a golf cart where applicable).
• EPA Type 1, Type II or Universal certification for refrigerant recycling.

Required skills

• EPA refrigerant certification (Type 1, Type 2 or Universal).
• Knowledge of preventative maintenance procedures and make‑ready processes for residential units.
