Maintenance Technician for Trio Point Apartments

About the role

The Maintenance Technician ensures that the physical aspects of Trio Point Apartments—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to follow established safety and risk‑management procedures.
• Attention to detail in documentation and inventory tracking.
• Capability to work independently and coordinate with vendors and contractors.

Required skills

• Proficiency with hand tools.
• Proficiency with power tools.
• Experience with pressure washing equipment.
• Basic painting skills for curbs and signage.
