Maintenance Technician for Residential Property

About the role

The Maintenance Technician ensures that the physical aspects of the property, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports resident satisfaction and property readiness for new move‑ins.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing and repairing defects according to policies and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting signage.
• Participate in safety meetings, complete OSHA training, and report accidents promptly.

Required profile

• Ability to work flexible hours, including evenings, weekends, and holidays, and respond to on‑call situations.
• Physical capability to stand, walk, climb ladders, lift up to 25 lb independently (50 lb with assistance), and work in all weather conditions.

Required skills

• EPA Type 1 and Type 2 or Universal refrigerant recycling certification.
• Valid driver’s license for operating a golf cart on the property.
