About the role
The Maintenance Technician ensures that the buildings, grounds, amenities and common areas of the Hudson Lights community meet Greystar’s standards for cleanliness, safety, appearance and overall functionality.
Key responsibilities
- Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies, safety standards and code requirements.
- Execute the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final quality checks.
- Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
- Maintain documentation for all service requests to ensure accurate tracking and reporting.
- Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning and painting of curbs and signage.
- Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
Required profile
- EPA Type 1, Type II or Universal refrigerant certification.
- All state and local certifications required for service technicians.
- Valid driver’s license and ability to operate a golf cart where applicable.
- Physical ability to stand, walk, bend, climb ladders and lift up to 50 lb with assistance.
- Flexibility to work evenings, weekends, holidays and respond to on‑call situations.
Required skills
- EPA refrigerant handling certification (Type 1, Type II, Universal).
- Preventative maintenance and troubleshooting of building systems.
- Make‑ready inspection and punch‑list management.
- Inventory tracking and supply ordering.
- Use of standard maintenance tools and equipment.
