Maintenance Technician – Downtown area

About the role

Greystar is seeking a Maintenance Technician to support the Downtown area of its Houston property. The role ensures that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and making repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Participate in safety meetings and adhere to Greystar’s risk‑management policies.

Required profile

• Ability to diagnose mechanical or technical issues and perform repairs safely.
• Experience handling make‑ready turnover processes for residential units.
• Strong attention to detail in documentation and inventory management.
• Commitment to following safety procedures and participating in safety programs.
