Maintenance Technician – Candour House

About the role

The Maintenance Technician will ensure that the physical aspects of Candour House – a mid‑rise, stabilized property in Durham, NC – meet Greystar’s standards for cleanliness, safety, appearance and functionality. This onsite role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing defects and repairing them in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas and amenities by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to perform technical and mechanical work safely and according to established procedures.
• Strong attention to detail for inspections, documentation and inventory management.
• Capability to coordinate with vendors and contractors and to schedule maintenance activities.
• Physical ability to handle cleaning, pressure‑washing, painting and other hands‑on tasks.
