Maintenance Supervisor – The Village Residences

About the role

The Maintenance Supervisor ensures that all building systems, grounds, amenities and common areas at The Village Residences meet Greystar’s standards for cleanliness, safety and functionality. This full‑time, onsite role combines hands‑on technical work with oversight of vendors, contractors and the internal service team.

Key responsibilities

• Diagnose and resolve resident service requests and routine upkeep, adhering to safety standards and code requirements.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, parking areas, signage and common spaces.
• Inspect work performed by team members and external contractors to ensure compliance with quality and scope.
• Maintain inventory of spare parts, order supplies within budget, and complete monthly preventative maintenance tasks.
• Assist the Community Manager with budgeting for repairs, capital projects and cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and related regulations.

Required profile

• High school diploma, GED or equivalent experience; background in property or building maintenance.
• Proficiency with hand tools, power tools, mechanical equipment and measuring devices.
• Strong customer‑service and communication skills for interacting with residents and team members.
• Ability to read, write and use basic computer applications (internet, word processing, spreadsheets, databases).
• Mathematical ability to handle basic financial and administrative calculations.

Required skills

• EPA Type I and II or Universal certification for sealed HVAC systems.
• Valid driver’s license (required for operating a golf cart on the property).
• Knowledge of OSHA safety standards and MSDS documentation.
• Experience with property‑management software (preferred).
