Maintenance Supervisor – The Lodges Community

About the role

The Maintenance Supervisor is responsible for ensuring that the interior and exterior of The Lodges community, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This role combines hands‑on technical work with oversight of make‑ready processes, vendor coordination, and preventative maintenance programs.

Key responsibilities

• Diagnose and resolve resident service requests and routine maintenance issues in accordance with safety codes and company policies.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas, and common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and scope specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while staying within budget.
• Conduct monthly preventative maintenance tasks and lead Greystar safety meetings, keeping MSDS sheets current and adhering to OSHA regulations.

Required profile

• High school diploma, GED, or equivalent experience in property or building maintenance.
• Proven experience in property‑management maintenance or a related trade, with ability to use hand and power tools safely.
• Strong logical problem‑solving skills and basic mathematical ability for financial and administrative tasks.
• Excellent customer‑service and communication skills for interacting with residents and team members.
• Proficiency with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.

Required skills

• EPA Type I and II or Universal certification for HVAC system work.
• Competence in operating hand tools, power tools, mechanical equipment, and measuring devices.
• Valid driver’s license for operating a golf cart on the property, if required.
• Knowledge of state and local certification requirements for maintenance work.
