Maintenance Supervisor – Student Living Community

About the role

The Maintenance Supervisor ensures that the interior and exterior of the student living community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This position combines hands‑on technical work with team leadership and vendor coordination.

Key responsibilities

• Manage work orders from resident requests and routine upkeep, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Oversee the make‑ready process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, task completion, and final inspections.
• Develop and enforce standards for the appearance and cleanliness of grounds, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, and parking lots.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards, scope, and specifications, and implement corrective actions as needed.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative maintenance procedures as defined in the policy manual.

Required profile

• Proven experience managing property maintenance operations and work orders.
• Ability to lead a maintenance team and coordinate external vendors.
• Strong knowledge of building systems, preventative maintenance practices, and safety regulations.
• Organizational skills for inventory control and budgeting.
