Maintenance Supervisor for Summerwell Avian Pointe

About the role

The Maintenance Supervisor ensures that the interior and exterior of the Summerwell Avian Pointe community, including grounds, amenities and common areas, meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Assist and complete work orders from resident requests and routine upkeep, diagnosing issues and performing repairs according to policies and codes.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and maintain standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, parking areas and common spaces.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts, order supplies within budget, and complete monthly preventative maintenance tasks.
• Assist the Community Manager with budgeting for repairs, capital projects and cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other regulations.

Required profile

• High school diploma, GED or equivalent with relevant maintenance experience.
• Experience in property‑management or building maintenance and ability to use hand and power tools safely.
• EPA Type I and II or Universal certification for HVAC work.
• Valid driver’s license for operating a golf cart on the property.
• Ability to read, write and communicate effectively with residents and team members.

Required skills

• Knowledge of property management software (preferred)
• Basic computer skills: internet, word processing, spreadsheets and database management
