Maintenance Supervisor for Garden-Style Community

About the role

The Maintenance Supervisor ensures that the interior and exterior of Haven at Patterson Place, a garden‑style community in Durham, NC, meet Greystar’s standards for cleanliness, safety, and functionality. The role combines hands‑on technical work with oversight of vendors and the make‑ready process for vacant units.

Key responsibilities

• Complete resident work orders, diagnose issues, and perform repairs in line with safety codes and company policies.
• Manage the make‑ready process: inspect units, create punch lists, schedule contractors, procure supplies, and verify completed work.
• Develop and enforce standards for grounds, amenities, building exteriors, and common areas to reflect Greystar quality.
• Inspect work performed by team members and external vendors, ensuring compliance with specifications.
• Maintain inventory of spare parts, execute monthly preventative maintenance, and assist the Community Manager with budgeting.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA regulations.

Required profile

• High school diploma or GED with relevant maintenance or trade experience.
• Ability to use hand and power tools safely, read technical documents, and communicate effectively with residents and team members.
• Valid driver’s license and ability to work flexible hours, including on‑call evenings, weekends, and holidays.

Required skills

• EPA Type I & II or Universal certification for HVAC work.
• Proficiency with hand tools, power tools, mechanical equipment, and measuring devices.
• Knowledge of property‑management systems (preferred) and basic computer applications (word processing, spreadsheets, databases).
