Maintenance Supervisor (BTR)

About the role

The Maintenance Supervisor ensures that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This role involves both hands‑on technical work and oversight of vendors and team members.

Key responsibilities

• Complete resident work orders and routine upkeep, diagnosing issues and performing repairs according to policies and code.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling and final quality checks.
• Develop and enforce standards for community appearance, including grounds, building exteriors, signage and common areas.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality and safety standards.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting.
• Perform monthly preventative maintenance and support cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current and ensure OSHA compliance.

Required profile

• High school diploma, GED or equivalent experience.
• Experience in property‑management or building maintenance trades.
• Ability to use hand tools, power tools, mechanical equipment and measuring devices safely.
• Strong logical problem‑solving and customer service skills.
• Valid driver’s license (golf‑cart operation if applicable).

Required skills

• EPA Type I & II or Universal certification for HVAC work.
• Proficiency with hand tools, power tools and mechanical equipment.
• Familiarity with property‑management software and basic computer applications (internet, word processing, spreadsheets, databases).
