About the role
The Leasing Professional (Lease Up) drives occupancy, revenue, and resident retention by managing all leasing activities, from prospecting to move‑in and lease renewals, while ensuring resident satisfaction throughout the lease term.
Key responsibilities
- Conduct tours, qualify prospects, process applications, perform credit and background checks, and prepare lease packages.
- Inspect and ready apartments for move‑in, coordinating with maintenance for any outstanding items.
- Develop and execute short‑ and long‑term marketing plans, including resident referral programs and online advertising on platforms such as Craigslist and Facebook.
- Utilize property management software (OneSite, Yardi, etc.) to track availability, resident data, and leasing activity.
- Maintain show units and marketing corridors to company standards, ensuring a visually appealing environment.
- Follow up with prospects and new residents via email, calls, and thank‑you notes to secure lease decisions and renewals.
- Prepare renewal letters, meet with renewing residents, and ensure timely execution of renewal documents.
- Respond promptly to resident and owner inquiries, addressing concerns and documenting requests for appropriate resolution.
Required profile
- Valid state licenses and certifications as required for leasing professionals.
- Valid driver’s license to operate a golf cart on the property.
- Ability to stand, walk, bend, climb ladders, and lift up to 25 lb independently (50 lb with assistance).
- Willingness to work flexible hours, including evenings, weekends, and holidays, and to be on‑call as needed.
Required skills
- Proficiency with property management software such as OneSite or Yardi.
- Experience using internet marketing tools (Craigslist, Facebook, email campaigns).
