Leasing Manager – Birchway Community

About the role

The Leasing Manager leads marketing, sales, and leasing activities for the Birchway community in Sanger, Texas. This role ensures revenue and occupancy targets are met while maintaining high resident satisfaction and property standards.

Key responsibilities

• Direct marketing, advertising, and sales initiatives, set rent pricing, manage concessions, and monitor daily leasing performance.
• Develop and execute short‑ and long‑term marketing plans, using print, internet, and technology tools to drive traffic and leases.
• Collaborate with maintenance to ensure apartments are market‑ready, conduct inspections, and create merchandising displays.
• Participate in the leasing process: qualify prospects, prepare lease documents, and oversee move‑in procedures.
• Analyze financial and operational reports to identify performance gaps and present findings to owners and stakeholders.
• Manage lease renewal programs and resident communication, addressing concerns promptly.
• Supervise, hire, train, and evaluate the leasing team in line with company policies.

Required profile

• All state and local licenses or certifications required for leasing management.
• Valid driver’s license for operating a golf cart on the property.
• Ability to work flexible hours, including evenings, weekends, and holidays, and respond to on‑call duties.
• Physical ability to stand, walk, lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
