Lead Make-Ready Technician

About the role

The Lead Make-Ready Technician ensures vacant apartments are prepared for new residents by performing inspections, coordinating repairs, and overseeing the final readiness of each unit. This position supports the overall appearance, safety, and functionality of the property’s buildings, grounds, and common areas.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to safety standards and code requirements.
• Manage the make‑ready process: conduct pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, complete repairs, and inspect finished work.
• Maintain inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Assist with grounds and amenity upkeep, including trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.

Required profile

• Ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Willingness to work a flexible schedule, including evenings, weekends, holidays and on‑call duties.
• Valid driver’s license for operating a golf cart when required.

Required skills

• EPA Type I, Type II or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
