Groundskeeper/Porter for Arcadia at Veranda Falls

About the role

We are seeking a reliable Groundskeeper/Porter to maintain the appearance and safety of the Arcadia at Veranda Falls community. Reporting to the Service Supervisor and Community Manager, you will ensure common areas, amenities, and grounds are clean, functional, and welcoming for residents.

Key responsibilities

• Inspect the property throughout the day, removing litter, debris, pet waste, and ensuring all common areas remain tidy.
• Clear trash from vacant units before the make‑ready process, transport waste to dumpsters, and keep storage areas organized.
• Perform minor service requests, assist the make‑ready specialist, and support the turn process.
• Change locks according to policy and verify that pool gates and other safety features meet code requirements.
• Distribute resident notices and communications as needed.
• Report any hazards or unsafe conditions to supervisors promptly.
• Provide courteous customer service, answer resident questions, and address maintenance complaints sensitively.
• Participate in safety meetings, complete OSHA and other required training, and report accidents accurately.

Required profile

• Valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, sit for extended periods and perform physical tasks such as bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined spaces.
• Strong attention to detail and commitment to safety and cleanliness standards.
