Groundskeeper (Lease‑up) – The Terrace, TX

About the role

The Groundskeeper (Lease‑up) ensures the community’s grounds, amenities and curb appeal are consistently maintained while supporting the service team during the make‑ready process.

Key responsibilities

• Inspect the property throughout the day to remove litter, debris, pet droppings and keep common areas tidy.
• Clear trash from vacant apartments, transport it to dumpsters or storage, and maintain storage areas.
• Complete minor service requests, assist make‑ready specialists, and change locks per policy.
• Ensure pool gates function safely and distribute resident notices as needed.
• Report hazards, provide courteous resident service, and follow safety and risk‑management policies.

Required profile

• Valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, bend, climb ladders and lift up to 25 lb unaided (50 lb with assistance).
• Willingness to work in all weather conditions and on a flexible schedule, including evenings, weekends and holidays.

Required skills

• Basic lock‑changing procedures.
• Knowledge of safety codes for pool gates and general property hazards.
