Grounds Keeper/Porter

About the role

The Grounds Keeper/Porter ensures the community’s physical aspects are well‑maintained, keeping grounds, amenities, and curb appeal at high standards while supporting the service team.

Key responsibilities

• Inspect the community throughout the day to remove litter, debris, pet droppings and keep common areas tidy.
• Remove trash from vacant apartments, transport it to dumpsters or storage, and maintain storage areas.
• Complete minor service requests, assist make‑ready specialists, and change locks according to policy.
• Distribute resident notices, report hazards, and provide courteous customer service.
• Follow safety and risk‑management policies, attend safety meetings, and complete required OSHA training.

Required profile

• Valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance), and work in all weather conditions.
• Flexibility to work daytime hours, take call evenings/weekends/holidays, and travel occasionally to other properties.
